Live market numbers, in plain English

Ask about prices, inventory, days on market or any past period, and get answers drawn live from your MLS feed.

Ask about any place

Name a city, area, neighborhood or subdivision the way you would say it to a client. Ask Genie works out how your MLS files that place, so you do not need to.

The market right now

For the last 90 days, Ask Genie can tell you:

  • Sold — median and average sold price, how many sold, average days on market and price per square foot.
  • For sale — median and average list price, how many are active, their days on market and price per square foot, and new listings in the last 30 days.
  • Supply — months of supply and absorption rate.
  • Negotiation — the share of homes sold over and under list price, sale-to-list price, sale-to-original-list price, and how much list prices came down before selling.
  • Direction — how each headline number changed against the 90 days before.

Any past period

Ask about a year, a quarter, a season or any date range your MLS still holds — "how many homes sold in 2025?", "compare Q3 this year with last year". You get the number sold, median and average price, days on market, price per square foot and how sales compared with list price.

Who lives there

For buyer briefings and listing copy, ask who lives in an area: median household income, median age, population, the share of homes lived in by their owners, education and average commute. These come from US Census figures for the area's ZIP code.

Questions to try

  • What is the median sold price in Cedar Hollow right now, and is it going up?
  • How many cabins sold in Willow Bend between July and September last year?
  • Is it a buyer's or a seller's market in North Shore? How many months of supply are there?
  • What percentage of homes are selling over asking?
  • Give me a two-line market update I can text a seller.

Ask Genie picks out the numbers that answer your question rather than reading out everything it knows.
