Why we built it
this way.

MLS Genie™ has no login wall, no dialer and no two-way texting. None of that is an oversight. Here is our reasoning for each, what we built instead, and the one idea behind all three: the website and the data belong to you.

Where an agent or team gets the most work done in one place — on a WordPress site the client owns.
What we build for
In short

Four decisions, made on purpose

In short: we left out three things many real estate platforms sell as features — forced registration, a dialer and two-way texting — because, in our opinion, each one costs agents more than it gives them. In their place: open listings that earn the sign-up with saved searches, alerts and a client portal; tap-to-call from the agent’s own phone; and private chat between GenieCRM™ and every client’s portal. All of it runs on a WordPress site the client owns, so the website and every record stay theirs.

No forced sign-up

Plenty of real estate sites hide listings behind a registration wall: look at a few homes, then hand over a name, email and phone number or leave. It produces form fills, and that is why the practice is common.

Our reasoning

No dialer

Many lead platforms sell a power dialer or an auto-dialer as a headline feature. We asked the agents we build for, and they told us plainly: they don’t want one.

Our reasoning

Private portal chat instead of two-way texting

Two-way texting with leads is an old standard, and most CRMs offer it. We decided against it.

Our reasoning

You own the website and the data

Every choice above serves one idea. MLS Genie™ is a plugin on a WordPress site the client owns, not a platform the client rents a page on.

Our reasoning
01

No forced sign-up

Plenty of real estate sites hide listings behind a registration wall: look at a few homes, then hand over a name, email and phone number or leave. It produces form fills, and that is why the practice is common.

We think it is the wrong trade for an agent’s own site. The buyer who meets that wall can see the same listings free, in seconds, on Zillow, Redfin and Realtor.com. Many go there, and the ones who type something in to get past the wall are often not the leads you wanted. A visitor you pushed away does not come back to give you a better number.

So every listing on an MLS Genie™ site is open to every visitor. We earn the sign-up instead, by offering something the visitor actually wants once they are serious.

What we do instead

  • Saved searches with new-match alerts, and saved homes behind a heart on every listing
  • Their own client portal — dashboard, saved searches, favorites and alerts — on your domain
  • Sign up in one step with Google, or with an email
  • Genie Chat answers questions on your site and captures the visitor as a lead when they are ready
  • A home value page that turns seller curiosity into a lead
The listings are free elsewhere. A login wall doesn’t keep the buyer — it sends them there.
Our reasoning
02

No dialer

Many lead platforms sell a power dialer or an auto-dialer as a headline feature. We asked the agents we build for, and they told us plainly: they don’t want one.

There is a practical problem too. Auto-dialers place a high volume of calls from the same numbers, and carriers tend to label those numbers “Spam Likely.” Once that happens, the calls that matter — the callback to a hot lead — are the ones that go unanswered.

So MLS Genie™ leaves the dialing to the agent’s own phone, where the caller ID is theirs, and puts its effort into making sure the right call happens at the right time.

What we do instead

  • Tap-to-call on every lead, from your own phone and your own number
  • Lead scoring with Hot, Warm, Cool and Cold tiers, and a task added automatically when a lead turns Hot
  • Response nudges when a new lead has not been contacted
  • Tasks with reminders, and two-way Google Calendar sync for appointments

Private portal chat instead of two-way texting

Two-way texting with leads is an old standard, and most CRMs offer it. We decided against it.

When an agent texts a client through a CRM, the conversation is stored in a third-party system, and agents rarely tell their clients that. Texting also brings consent and recording questions that fall on the agent. In our opinion, a client conversation belongs somewhere private and plain to both sides: the client’s own portal and the agent’s own CRM, on a website the agent owns.

So agent and client talk in private chat between GenieCRM™ and GeniePortal™. To make that work as easily as a text, every lead has a portal account from the start, and the client is told when a message is waiting.

What we do instead

  • Every lead gets a private portal account automatically — no password needed
  • Invites go out automatically for website, chat and form leads; you are asked for leads you add by hand, and imported leads can be invited in bulk
  • One-click sign-in links in invite and message emails, single use and expiring after 7 days
  • A push notification when you message a client, then an email after 10 minutes if it is still unread — batched, and never between 9pm and 8am
  • Sent, Notified and Seen under each message, and portal status on every lead
  • Text + QR Codes still answers a buyer who texts a listing’s code from your sign: one automatic reply with the listing details and a portal link
The conversation stays with you and your client — not in someone else’s texting system.

You own the website and the data

Every choice above serves one idea. MLS Genie™ is a plugin on a WordPress site the client owns, not a platform the client rents a page on.

Your domain, pages, content and SEO live in your WordPress. Listings are stored natively on your site. Every lead, contact, note, deal and conversation is in your own database. If you leave, you keep the website and every record — only the live MLS listings stop, because IDX rules require that of every platform.

What that means for you

  • Your WordPress site, your hosting, your domain
  • IDX listings stored natively in your own WordPress, with SEO pages on your domain
  • Every lead and contact record in your own database
  • Keep the site, content, rankings and records if you cancel

Our opinion, stated plainly.

These are judgment calls, and not every agent will agree. If a power dialer, a registration wall or two-way texting is central to how you work, hosted platforms such as Sierra Interactive, CINC and Lofty offer them — and our comparison pages say so plainly. If you would rather own the site, keep the conversation private and earn every sign-up, MLS Genie™ is built for that.

FAQ

Questions about how we built it

Does MLS Genie make visitors register to see listings?

No. Every listing on your site is open to every visitor, with no login wall. Buyers can see the same homes free on Zillow, Redfin and Realtor.com, so in our view a forced sign-up mostly sends them back there. Visitors sign up when they want something worth having — a saved search, new-match alerts, saved homes, or their own client portal — and they can sign up with Google in one step.

Does MLS Genie include a dialer?

No, by choice. Agents told us they don’t want dialers, and auto-dialers tend to get numbers flagged “Spam Likely” by the phone carriers, which hurts every call that follows. Every lead in GenieCRM™ has tap-to-call, so you call from your own phone, and response nudges, tasks and Hot-lead alerts tell you who to call next.

Can I text clients from MLS Genie?

Agent-to-client conversations run through private chat between GenieCRM™ and the client’s GeniePortal™, not two-way texting. Clients are told when a message is waiting — a push notification if they have them on, then an email after 10 minutes if it is still unread. Text + QR Codes still sends one automatic reply when a buyer texts a listing’s code from a sign, with the listing details and a link to the portal.

Why is portal chat better than texting?

In our opinion, because the conversation stays private — in the client’s portal and the agent’s own CRM, on a website the client owns — without the consent and recording questions texting raises. Agents rarely tell clients that their texts are stored in a third-party system; portal chat makes where the conversation lives obvious to both sides.

Do my leads have to create a password to use the portal?

No. Every lead gets a portal account automatically, with no password. Invite and message emails carry a one-click sign-in link that works once and expires after 7 days; a client with an expired link can ask for a new one, which goes to the email address on their account.

Who owns the website and the data?

You do. MLS Genie™ is a plugin on a WordPress site you own, so the domain, pages, content, SEO and every lead and contact record are in your own database. If you cancel, you keep all of it. Live MLS listings stop displaying when the subscription ends, as IDX rules require for any platform.

Are these choices permanent?

They are deliberate, and we explain them here so you can judge them before you buy. If a dialer, a login wall or two-way texting is central to how you work, hosted platforms such as Sierra Interactive, CINC and Lofty offer them, and our comparison pages say so plainly.
