Know more about every
property than anyone in the room.
AVM, ownership history, tax records, hazard risk, comps, mortgage data, and neighbourhood intel — at your agents' fingertips inside GenieCRM™. Agent-side only, never shown to the public: your agents decide what to share, and walk in knowing more than anyone else in the room.
Every data point agents need — on every property
Six intelligence layers automatically attached to listings and available on-demand from the CRM.
AVM & Valuation
Automated property valuation with confidence interval, estimated value range, and price-per-sqft — sourced from live comparable data.
Ownership & Vesting
Current owner names, co-owner details, vesting type, occupancy status, and mailing address — all pulled from public records.
Tax & Assessment
Assessed value, annual tax amount, tax year, exemptions, and improvement vs land value breakdown from county records.
Hazard & Risk
Flood zone, wildfire risk, seismic zone, and additional environmental risk factors — clearly scored and displayed per property.
Comps & Sale History
Comparable sales with similarity scoring, scatter chart visualisation, list-to-sale ratio, and full sale history for the subject property.
Neighborhood Snapshot
School data, demographics, and community context inside the research view — so agents answer neighbourhood questions with authority.
Address Validation
Every listing's address is cross-checked against the authoritative county parcel record and corrected across your entire site — title, URL, page, schema, and SEO. Where the raw MLS feed reads "Oak Lane," the verified record reads "Oak Ln" — and your site shows the correct one everywhere.
Public records, automatically surfaced
Every property your agents research gets a full public records overlay — ownership, deed history with plain-English deed type explanations, building specs, lot details, and tax assessment — fetched automatically and presented in a clean, readable format. For your agents' eyes only; never shown to the public.
Instant valuation. Real comparable data.
Every property gets an automated valuation with confidence range, price-per-sqft, and a ranked list of comparable sales — with similarity scoring so agents know which comps carry the most weight.
Risk answers ready — before the client asks
Flood zone, wildfire risk, seismic zone, and environmental hazard scores are surfaced in the agent research view — so your agents flag risk before the inspector does, and clients hear it from their agent first.
Brief clients like a local expert — on any property
School data, demographics, and community context load automatically in the agent research view. Your agents answer neighbourhood questions on the spot — informed by the data, sharing what they choose, with nothing exposed to the public.
“Our agents walk into listing appointments knowing more about the property than the sellers do. The AVM, comps, and hazard data are all right there — no third-party tools, no extra logins.”
Property Intelligence™ questions answered
Where does the property data come from?
Property Intelligence™ uses a professional-grade property data provider with coverage across the entire United States. Data includes public records, assessment rolls, transaction history, and hazard risk models.
Do my clients or site visitors see this data?
No. Property Intelligence™ is an agent tool inside GenieCRM™ — nothing from it is displayed on your public website or in any client-facing view. It exists to make your agents the most informed person in every conversation; what they share with a client, they share deliberately.
Does every listing get property data automatically?
Yes. Any property your agents open in the GenieCRM™ research view is enriched automatically — data is fetched on demand and cached, with no manual trigger required.
What is the AVM and how accurate is it?
The Automated Valuation Model (AVM) is a computer-generated estimate of market value based on comparable sales, lot characteristics, and local market trends. It is a reference point, not an appraisal. Accuracy varies by market density.
Are hazard risk scores included?
Yes. Each property includes fire risk, flood risk, earthquake risk, and wind risk scores sourced from national hazard databases, surfaced automatically in the agent research view.
What does the sales history show?
The full recorded transaction history for the parcel, including non-sale transfers. Each entry shows the recorded deed type with a plain-English explanation — for example a grant deed as a standard sale, or a quitclaim deed as a transfer without a sale, common between family members and trusts.
Is Property Intelligence™ included in all plans?
Property Intelligence™ is available as a $99/mo add-on on the Agent tier and is included in the Agent Pro and Team tiers.
