Address Validation

FAQ

Property Intelligence™ questions answered

Where does the property data come from?

Property Intelligence™ uses a professional-grade property data provider with coverage across the entire United States. Data includes public records, assessment rolls, transaction history, and hazard risk models.

Do my clients or site visitors see this data?

No. Property Intelligence™ is an agent tool inside GenieCRM™ — nothing from it is displayed on your public website or in any client-facing view. It exists to make your agents the most informed person in every conversation; what they share with a client, they share deliberately.

Does every listing get property data automatically?

Yes. Any property your agents open in the GenieCRM™ research view is enriched automatically — data is fetched on demand and cached, with no manual trigger required.

What is the AVM and how accurate is it?

The Automated Valuation Model (AVM) is a computer-generated estimate of market value based on comparable sales, lot characteristics, and local market trends. It is a reference point, not an appraisal. Accuracy varies by market density.

Are hazard risk scores included?

Yes. Each property includes fire risk, flood risk, earthquake risk, and wind risk scores sourced from national hazard databases, surfaced automatically in the agent research view.

What does the sales history show?

The full recorded transaction history for the parcel, including non-sale transfers. Each entry shows the recorded deed type with a plain-English explanation — for example a grant deed as a standard sale, or a quitclaim deed as a transfer without a sale, common between family members and trusts.

Is Property Intelligence™ included in all plans?

Property Intelligence™ is available as a $99/mo add-on on the Agent tier and is included in the Agent Pro and Team tiers.

We replaced BoomTown and three other tools the week we went live. The MLS sync alone saved us four hours a day. Our agents were in the CRM on day one — there was nothing to learn.
