A valuation you can
defend in the room.
GenieAVM™ values a property from the sales your own MLS recorded — not from a national model your seller has already read on a portal. Every figure comes with the comparable sales behind it, the adjustments applied to each one, and an honest statement of how much the local evidence supports it.
A valuation with its evidence attached
Six things GenieAVM™ does that a portal estimate cannot, because a portal estimate was never built for the person who has to defend it.
Built on your own MLS
Values a property against the sales your board recorded, using what the listing agents wrote about those homes. Nothing is bought in from a national valuation vendor, so the figure reflects your market rather than a country-wide average.
Every comparable, every adjustment
The comparable sales are listed with their addresses, dates and prices, and each one shows what was adjusted and by how much. You can walk a seller through the arithmetic line by line.
Any address, listed or not
Works on a property nobody has listed in years, which is when a valuation is most useful. Run it before the listing appointment rather than after the seller has already anchored on a portal number.
Confidence you can read
Every figure carries a stated confidence and a range, not a single number pretending to a precision the evidence does not support. Low confidence is information, not a fault.
Refuses when it should
Where the evidence will not support a figure, it says so and explains why rather than printing a number anyway. A valuation an agent cannot defend is worth less than none.
Feeds your CMA
The comparable sales it gathered carry straight into GenieCMA™, so the pre-listing package starts from evidence rather than a blank page — with your judgement layered on top.
The number is the least interesting part.
Any tool can print a figure. What wins a listing appointment is being able to say where it came from — these eleven sales, this one adjusted down for its smaller lot, that one carrying more weight because it sold last month two streets away.
It will tell you when it doesn't know.
Most valuation tools always produce a number, because a blank looks like a broken product. That is exactly how an agent ends up quoting a figure with nothing behind it. GenieAVM™ would rather be useful than impressive: where the evidence is thin it says so, and where a home is missing something it cannot value without, it asks for it.
Different markets, different certainty
Anyone quoting a single accuracy figure for every market in the country is quoting an average that applies to nobody. What matters is whether the homes around a property explain its price — and GenieAVM™ tells you which situation you are in before you use the number.
Consistent housing stock
Tracts, subdivisions, planned communities. Homes of similar size and age sell at similar prices, the model has plenty to learn from, and valuations land close. This is where GenieAVM™ is at its strongest — and it says so.
Mixed and older neighbourhoods
More variation between neighbours, so a wider range and a more cautious confidence. Still built on real local sales, and still showing every one of them for the agent to judge.
Hillside, resort and rural
Two cabins of the same size on the same road can sell far apart on condition and outlook. GenieAVM™ reports lower confidence here rather than dressing up a guess — and the comparable sales it shows are often worth more to the agent than the figure itself.
Your seller has read a valuation. It wasn’t yours.
By the time a seller calls you, they have almost certainly looked their home up on a national portal and formed a view. That estimate was built from public records and a country-wide model. It has never seen the inside of a home on their street, and nobody at the portal can explain it to them.
You cannot win that conversation by producing a second number with no explanation. You win it by showing which homes sold, what they sold for, and how theirs differs — which is exactly what GenieAVM™ hands you.
What GenieAVM™ is not
A tool that oversells itself costs an agent credibility the first time it is wrong in front of a client. These are the boundaries, in writing.
Not an appraisal
An appraisal is a licensed professional’s opinion, formed after standing inside the property. GenieAVM™ has never been inside. It is evidence to reason from, not a substitute for a valuation that carries a signature.
Not a substitute for your judgement
It cannot see that the neighbour runs a kennel, that the road floods, or that the kitchen is twenty years past its best. Where the recorded data is silent, the agent is the one who knows — which is why the workings are shown rather than hidden.
Not a number for every property
Some homes will get no figure at all, and that is deliberate. A property with nothing on record to price against, or a market with too few recent sales, produces an explanation instead — and the explanation is usually actionable.
The valuation, and everything around it.
GenieAVM™ answers what a property is worth. Property Intelligence™ answers everything else an agent needs before walking in — who owns it, what they paid, what is owed, what the hazard risk is, and what has sold nearby. They are the same screen, and they ship together.
GenieAVM™ questions answered
Where does GenieAVM™ get its data?
From your own MLS feed. It values a property against recent sales in that property’s own market, using what the listing agents recorded about those homes. Nothing is bought in from a national valuation vendor.
How accurate is it?
Accuracy depends on the market, and GenieAVM™ tells you which kind it is in. Where housing stock is consistent and sales are frequent it is typically within a few per cent of what a home sells for. In markets where two homes of the same size and age sell far apart — hillside, resort and rural areas — the spread is wider, and the engine reports lower confidence rather than presenting the same figure with the same certainty.
What happens when there is not enough data?
It declines to give a figure and says why. A home with no recorded floor area, or a market with too few recent comparable sales, produces an explanation instead of a number. A confident-looking valuation with nothing behind it is worse than no valuation at all.
Can I see how a figure was reached?
Yes. Every valuation shows the comparable sales it used, what was adjusted for on each one, which characteristics the local market supported measuring, and which it did not. The number is never presented on its own.
Does it work on properties that are not listed?
Yes. Any address in your MLS coverage can be valued, listed or not — which is what makes it useful before a listing appointment rather than after one.
How is this different from the valuation on a national property portal?
A portal estimate is built from public records and national models, and it is the same estimate your seller has already seen. GenieAVM™ is built from the sales your own MLS recorded, shows you the evidence, and is yours to explain in the room.
