What actually sets it apart
Every real estate platform has listings, a CRM and lead capture. Those are table stakes. These three are not.
Real pages, not a window onto someone else’s data
Your listings import into your own WordPress database as ordinary posts with real taxonomies. That is why they get indexed, why your page builder can lay them out, why your search and CRM can query them, and why city pages, area pages and market reports are possible at all. Most IDX products serve listings from the vendor’s servers, where nothing on your site can reach them.
We hold the MLS licence
MLS Genie is the licensed IDX vendor of record on every feed. You keep your MLS membership as you already do, and we register you for IDX display through us. What you don’t take on is the vendor side: a data licence agreement in your own name, the technical integration, and the ongoing compliance obligations that come with being your own IDX vendor. That part is ours.
One system instead of three subscriptions
The website, the CRM, the lead capture and the owner and parcel data are the same product, sharing the same records. Most agents run three tools in three tabs and reconcile them by hand. Managed hosting is included on every plan, so there is no server for you to set up or maintain.

What you keep
Your domain and your site. Every page of content, and the SEO equity built on it — area pages, market reports, blog. Every lead, contact and property record, in your own database, exportable. Free migration to any host you name, or a standalone plan if you’d rather stay put.
What stops
Live MLS listings, search, the CRM and the plugin itself. MLS rules require listing content to come down after a feed is terminated, whoever stores it — no vendor can promise otherwise. The difference is what is left standing when it does.
Cancel a hosted platform and you get a CSV. Cancel MLS Genie and you still own your site, your content, your rankings and every record.
Two ways to buy IDX, and the gap between them
Hosted platforms
CINC, BoomTown, Sierra, Lofty. Good products that handle more of the work for you. They carry the MLS licence — and the site, the listings and often the leads live on their servers. Leaving means starting over.
Import plugins
Inexpensive, and the listings land on your own site. The catch is that you become your own IDX vendor: the data licence goes in your name, and the technical integration and display compliance are yours to maintain. No CRM, no lead capture, no data hygiene.

We carry the MLS licence like the platforms do, and leave you the data like the import plugins do. Of the products we researched, nobody else does both.

Solo agents and teams who already have a website they care about — or want one they will still own in five years. Brokerages get a bespoke white-label build, quoted separately.
If all you need is listings on a page and you are happy to hold your own MLS licence, an import plugin will serve you for a fraction of the price. We would rather tell you that now.

What we hold is the vendor data licence, and we register each of your sites with the MLS for IDX display. With an import plugin you take on that vendor role yourself: the licence in your name, the integration, and the display compliance.
What happens to my site if I cancel?
You keep the site, the content, the SEO equity and every lead and contact record in your database. Live MLS listings and the CRM stop, because MLS rules require listing content to come down after termination whoever stores it. You then choose: stay on MLS Genie hosting on a standalone plan, or name another host and we migrate the site there — free either way.
Is MLS Genie a website builder?
No. It supplies the pages that need live MLS data — search, map and listing pages — and hands everything else to your theme and page builder. A done-for-you website build is a separate one-time service, never included in a subscription.
