The problem it solves
Buyers ask for neighbourhoods by name, and your MLS often does not have them. A listing in Cedar Ridge arrives labelled “287 – Mountain Area” — the whole region — and nothing in the several hundred fields that come with it narrows things down. That knowledge is local. It is not in the feed, it is not sold by any data provider, and no national source publishes neighbourhood boundaries. The agent who works the area is the only one who knows where it starts and stops.
How it works
Open GenieScout → Settings → Area Builder and you get a map. Turn on parcel lines to see the individual lots, then either click each corner of the neighbourhood or hold the mouse down and trace around it freehand. Name it, save it, and you are done. From that point every listing whose position falls inside the shape is filed under that neighbourhood — on import, and on every refresh after.
Adjusting a boundary
A freehand trace is tidied down to the corners that actually define the shape, so you get a few dozen adjustable points rather than several hundred. Drag a corner to move it, drag a faint midpoint to add one, click a corner to remove it. A slider controls how hard a trace is thinned if you want a closer or looser fit.
It overrules your MLS — deliberately
Listing agents sometimes pick the wrong neighbourhood. When they do, a listing sitting well outside a boundary you have drawn still arrives labelled as though it belongs inside it. So a boundary you draw wins: a listing outside it has that neighbourhood taken off, whatever the feed says.
Only neighbourhoods you have drawn are ever changed. Anything your MLS set for an area you have not traced is left exactly as it arrived. Draw carefully — a boundary traced too tightly will drop listings that genuinely belong.
Applying it to listings you already have
New and refreshed listings are placed automatically. After drawing or changing an area, run Update existing listings once to bring the rest into line. The report tells you how many were placed and splits them by status, because a property search shows Active listings only and a total that includes sold and pending ones can otherwise look wrong.
Saved areas are yours
Each drawn area becomes a boundary pack, the same format the platform uses for purchased market data. It renders wherever boundaries render, and it can be downloaded as a file and installed on another site you run.
