GeoGenie™ area detection

How GeoGenie™ validates listing locations and catches listings that fall outside expected boundaries.

What is GeoGenie™?

GeoGenie™ is the area detection engine inside GenieScout™. It validates the geographic location of each imported listing against the expected boundaries for your configured areas. Listings that fall outside expected boundaries are held in quarantine rather than published.

Why this matters

MLS data occasionally contains listings with incorrect addresses or coordinate data — properties assigned to the wrong city or ZIP code. Without validation, these listings appear in the wrong search results on your site. GeoGenie™ catches them before they go live.

How validation works

Each listing's coordinates are compared to a centroid derived from other listings in the same area. Listings that fall more than a configurable distance from the expected centroid are flagged for review.

Self-healing

As more listings are imported, GeoGenie™ refines its centroid model. Listings that were initially quarantined may be automatically released once the model has enough data to confirm their location.

We replaced BoomTown and three other tools the week we went live. The MLS sync alone saved us four hours a day. Our agents were in the CRM on day one — there was nothing to learn.
