Ownership and tax record data

How to use ownership history and tax assessment data in your listing conversations.

Ownership history

The ownership history panel shows every recorded transfer of ownership for the property — the buyer, seller, sale price, and date of each transaction. This data comes from county recorder public records.

Current owner details

The current owner's name is shown as recorded in the county assessor database. Note that this may be a trust, LLC, or other entity rather than an individual name.

Tax assessment data

The tax panel shows the most recent assessed value (land and improvements separately), the annual tax amount, and any exemptions applied (e.g. homestead, veteran, senior). Assessed values are often significantly lower than market value in jurisdictions with Proposition 13-style limitations.

Using this data in conversations

Ownership history is useful for understanding a seller's equity position and timeline. Tax data helps buyers understand their carrying costs. Both are available in GenieCMA™ packages and on the listing detail page.
