Pricing tiers — Conservative, Recommended, Optimistic

How GenieCMA™ calculates the three pricing tiers and how to adjust them manually.

The three tiers

GenieCMA™ automatically calculates three suggested listing prices based on your selected comps:

  • Conservative — Based on the lower end of the comp range. Suitable for a quick sale or challenging market conditions.
  • Recommended — The median comp value adjusted for the subject property's features. This is the tier most agents present as their primary recommendation.
  • Optimistic — Based on the upper end of the comp range. Appropriate when the subject property has significant upgrades or unique features.

Manual overrides

All three tiers are editable. Click the price field for any tier and type your preferred value. The net proceeds table updates in real time as you adjust figures.

How the calculation works

The Conservative tier uses the 25th percentile of price-per-square-foot across included comps. The Recommended tier uses the median. The Optimistic tier uses the 75th percentile. All values are then adjusted proportionally to the subject property's square footage.
