Selecting and filtering comps

How to find, review, and select the most relevant comparable sales for your package.

How comps are sourced

Comparable sales are pulled from your live MLS data via GenieScout™. Comps are filtered automatically by proximity, bedroom count, and property type based on the criteria you set in Step 2 of the wizard.

Include / Exclude toggles

Each comp card has an Include/Exclude toggle in the top right corner. Included comps are used in the pricing analysis and appear in the client-facing package. Excluded comps are hidden from the client but remain in your records.

Sorting and reviewing

Comps are sorted by proximity to the subject property by default. You can re-sort by sold date, price per square foot, or days on market using the sort controls at the top of the comp grid.

Property data on comp cards

Each comp card shows: address, sold price, price per sq ft, bedrooms, bathrooms, lot size, days on market, and sold date. A photo is shown if one was imported. Click any card to expand the full property details.
