How the waterfall engine calculates

The waterfall engine takes the Gross Commission Income (GCI) and runs each step in order, reducing the remainder after each deduction.

GCI calculation

GCI is calculated automatically from the sale price and commission rate you enter on the transaction record. For example, a $600,000 sale at a 2.5% commission rate produces a GCI of $15,000. All waterfall steps operate against this GCI figure.

Step-by-step example

GCI: $15,000
Step 1 — Referral fee (flat $1,000): takes $1,000, remainder $14,000
Step 2 — Brokerage split (20%): takes $2,800, remainder $11,200
Step 3 — Team override (10%): takes $1,120, remainder $10,080
Agent net: $10,080

Live preview

Flat dollar caps

Flat dollar steps are automatically capped at the current remainder. A $2,000 E&O fee on a $1,500 remainder will only take $1,500 — it will never produce a negative result.
