Why the address on the MLS is not always the address.

The problem

Addresses arrive from the MLS as the listing agent typed them. Abbreviations vary, directionals go missing, unit numbers land in the wrong field, and the same street appears three ways across three listings. Left alone, that produces duplicate pages, listings mapped to the wrong place, and URLs that change when someone corrects a typo months later.

What we do

Every imported listing is checked against county parcel records. Where the authoritative record differs, the corrected form is used for the page title, the URL and anything displayed — the raw MLS value is kept alongside it, never overwritten.

Once, and it stays

A corrected address survives every later refresh. A listing agent fixing their own typo weeks afterwards does not move your page to a new URL.
